DESIGN PROCESS

Pre-Design Services

Gathering information from clients to determine their specific needs.

Identifying design challenges and addressing concerns. Discussing initial design ideas and project goals.

Agreement

Letter of agreement includes reviewing and defining the scope of work and the parameters of the project.

Budget, services to be rendered, and design fees are also discussed at this stage of the design process.

Site Analysis

Evaluating site requirements, documentation and analysis of existing conditions.

Procurement of existing architectural drawings of job site from architect if they’re available.

Field measurements and drafting of existing conditions.

Initial Design Concept

Presentation, design vision, overall objectives, sketches, and space planning. Create design scheme(s) based on our expertise, feedback from clients, and site analysis. Assessment of existing design challenges and proposal of alternative solutions to improve functionality and utility.

Design Development

Refinement of conceptual design, floor plans, elevations, sections, and other details pertinent to the design scheme. Sourcing and procurement of furnishings, materials and finishes, and fixtures. Acknowledgement of historic attributes integral to the existing space(s); incorporate significant architectural details into new design proposal by combining traditional and contemporary elements to add style and character. Project scheduling, estimate of probable construction costs, outline specification of material selections, presentation of refined sketches and concept boards, and renderings.

Bid / Negotiation Phase

Communication and presentation of final design proposal. Discuss budget and timing requirements and obtain bids as required.

Client Approval Process

Review of final selections and overall design scheme.

Design Implementation

Purchasing of materials, finishes, fixtures, furnishings, lighting, plumbing, tile, cabinetry, and millwork. Delivery of goods and services. Design implementation and installation.
